7 Steps to getting started with Instagram
- Download the app
- Create your account
- Add a profile photo
- Add your bio and website link
- Post 5-10 photos
- Connect with Facebook friends and/or your phone contacts to begin following people.
- Search to see if your current or recent past clients are on Instagram. Follow, like and comment on any recent photos

Hashtag Your way to success!
- Search in Instagram what category you are trying to target
- What hashtags would our clients (not Realtors) use?
How to increase engagement…
- Tag, tag,tag – but do so strategically
- Ask people to tag their friends – bring them into the conversation
Pro tip #1
- Put your phone in Airplane mode to take pictures and filter
- They will save to your phone not Instagram
Pro tip #2
- You can post from Instagram to Facebook OR you can post to Instagram and then wait to post to FB
- Benefit – when you wait you can change the caption!

- Create Instagram ads using Facebook’s Ad Manager

Do’s and Don’ts
- Don’t convert your flyer to a JPEG and then put it on Instagram (hard to read!).
- Â Do create 3-5 graphics that highlight the features of a listing with links back to the property website
- Don’t syndicate the same photo and content everywhere
- Do get creative and re-purpose your content
- Don’t just post front of the house photo
- Do think beyond the listing photo
